Texas Brownstones at the Rivery
112 attached homes in a walkable Georgetown development, with fee-simple ownership, private elevators, enclosed two-car garages, and rooftop decks.
Completed development
A new mixed-use, downtown-style Georgetown development anchored by a town center. Inspired by Brooklyn and Chicago brownstone neighborhoods, 112 attached homes combine individual ownership with walkable access to restaurants and shopping.
The challenge
The developer needed fee-simple ownership and zero-lot-line homes, a combination Georgetown’s ordinance did not then allow. Approvals also addressed a fourth-level rooftop deck, while the streets had to fit utilities, fire access, trees, and driveways at a pedestrian scale.
The design
The project uses Texas limestone, balconies, roof terraces, and strong vertical proportions to create a dense residential development that still reads as a collection of individual homes.
Site & planning
Georgetown granted a project-specific exception under the IRC for the fourth-level rooftop decks, which provided required private outdoor space. Architectural and structural coordination addressed garage openings, including portal-frame conditions.
