Overview
112 attached single-family homes on a compact Georgetown site — four stories, internal elevators, two-car garages, and rooftop decks, all within a walkable, pedestrian-friendly streetscape designed to encourage community.
Challenge
The building type was genuinely new to Georgetown. We worked closely with the city's planning and development department to design, permit, and gain approval for something they hadn't seen before — navigating zero lot lines, a fourth level above grade, a narrow street frontage, and all the utility and circulation clearances that come with density at this scale.
Design response
One specific problem worth noting: getting a two-car garage into a zero-lot-line townhome without sacrificing the ground floor required a Simpson portal frame solution at the garage opening. It worked, and it's built. All 112 units are constructed and occupied.
