Two homes on one tight Austin infill lot — designed to maximize floor area ratio and impervious cover within Austin's Subchapter F compatibility standards.
Challenge
Subchapter F shapes everything on a project like this: massing, setbacks, height, the relationship to neighboring homes. Working within those rules while still delivering two genuinely livable units with separate entries, outdoor space, and a composed street presence required careful planning from the first sketch.
Design response
The result is a duplex that makes full use of the site without overwhelming it. Built and occupied.
