Overview
Small-lot amnesty made a buildable single-family home possible on a tight urban parcel. We coordinated massing, setbacks, and compatibility with neighbors so the house reads as composed architecture on a footprint that still lives well.
Challenge
Amnesty paths add opportunity—but also require careful reading of lot standards, impervious logic, and how the home meets the street when dimensions are tight.
Design response
A clear facade hierarchy, disciplined window placement, and simple roof geometry keep the envelope legible. Outdoor space and daylight were protected early so the compact plan still feels open at the rooms that matter.
Site & permitting
Subchapter F and small-lot criteria were tracked from schematic design through detailing so review submissions stayed aligned with staff expectations.
